NFPA 22 Water Storage Tanks for Property Development
In 2023, One Clarion supplied and erected two epoxy-coated, bolted steel panel tanks in North Carolina for dedicated fire protection water storage. Both systems were designed for Risk Category IV applications and engineered to align with NFPA 22 and AWWA D103-19 requirements, supporting high-reliability fire reserve storage for critical sites.
Supplied two bolted steel panel tanks
Midland, NC - 150,000 usable gallon tank
Sapphire, NC - 92,500 usable gallon tank
Epoxy-coated steel floor & deck roof
Included ladders, manways, overflow, venting, and more
Project Overview
This North Carolina installation was built to deliver dependable, code-aligned fire protection storage at two locations, with tank configurations designed for serviceability, long-term coating performance, and high-consequence site criteria.
Our approach
We treated both tanks as critical fire reserve assets. Each system was configured around Risk Category IV design expectations, specified to NFPA 22 and AWWA D103-19, and detailed with practical access, overflow control, venting, suction provisions, and roof/floor coating protection suited for long-term operation.
Why it matters?
When fire protection storage supports essential facilities, the tank system has to be durable, inspectable, and standards-aligned. These two builds provide dedicated capacity with fittings and access that support ongoing maintenance, inspections, and operational readiness.
The challenge
This project required two dedicated fire protection water storage tanks at separate North Carolina locations, with designs that support high reliability and straightforward long term maintenance. Each tank needed to align with NFPA 22 and AWWA D103 19 requirements while keeping access, fittings, and service features clean and inspection friendly.
Risk Category IV performance expectations
Because both tanks were intended for Risk Category IV use, the design had to prioritize structural reliability so the fire reserve stays dependable when it is needed.
Fire protection standards and readiness
Key fire storage details such as overflow, venting, and suction provisions had to be integrated in a way that supports inspection, documentation, and operational readiness.
Safe access and serviceability
Both tanks needed practical maintenance access with ladders and manways, along with standard safety features, so routine inspections and upkeep stay simple.
The solution
One Clarion supplied and erected two epoxy coated, bolted steel panel tanks in North Carolina to provide dedicated fire protection water storage at Sapphire and Midland. Both tanks were designed for Risk Category IV use and built to align with NFPA 22 and AWWA D103 19 requirements. Together, the systems provide about 150,000 usable gallons in Midland and 92,500 usable gallons in Sapphire, with epoxy coated floors, column free deck roofs, and the access and fittings needed to keep the fire reserve ready.
Engineered fire storage for two sites
Sized each tank specifically for its location so the fire reserve capacity is clear, dependable, and easy to maintain over time.
Durable epoxy-coated construction
Used epoxy-coated steel floors and roof systems to support long-term corrosion resistance in dedicated fire water service.
Fire ready components and compliance support
Included NFPA compliant suction components and fire signage to clearly designate fire storage and support inspection, documentation, and operational readiness.
